Tullahoma, TN Market Insight: Where Home Prices Stand Now

I get asked some version of the same question almost every week: how is the Tullahoma market doing right now? The honest answer is that it is steady, not sizzling, and that is actually good news for most people. Whether you are weighing a listing or watching from the sidelines as a buyer, here is what the numbers say about Tullahoma and the surrounding Bedford County area as of this week.

On price, Tullahoma has held its ground. Redfin's most recent read puts the median sale price at $300,000, up 1.9 percent from a year ago, with homes running about $180 a square foot. Movoto's July figures show list prices running closer to $325,000, and Redfin's pending-listings data shows a median list price around $297,000 with 61 homes currently pending sale. Those numbers do not line up perfectly, which is normal in a smaller market, but the takeaway is consistent: prices are flat to modestly up, not falling.

The bigger shift is on the time side. Homes in Tullahoma are sitting longer than they were a year ago. Redfin has average days on market at 67, up from 50 last year, and Movoto's July figure runs even higher at a median of 84 days. That is a meaningful change from the pandemic-era pace, and it tells me buyers have more room to negotiate than they did two or three years ago, while sellers need to price accurately from day one rather than testing the market with a number they hope someone will chase.

Rates are the other piece of this puzzle. Freddie Mac's survey has the 30-year fixed averaging 6.55 percent for the week ending July 16, 2026, up slightly from the week before and still below where things stood a year ago. That is not the rate anyone loved during the 3 percent years, but it is not the ceiling either, and buyers who wait for a dramatically lower number may end up competing with more buyers once rates do drop. For sellers, it means pricing needs to account for what a buyer's monthly payment actually looks like at today's rate, not last year's.
