Tullahoma Real Estate: Why This Market Keeps Growing
I get asked a lot why Tullahoma keeps showing up on people's radar when they're looking at Middle Tennessee. Part of it is price. Part of it is the pace of life. But if you want the honest answer, a lot of it traces back to one place: Arnold Air Force Base. The Arnold Engineering Development Complex is the largest employer in the area, and its fiscal year 2025 economic impact topped $1.2 billion with nearly 2,850 people working on base. When a base that size sits next to a small city, it changes who's buying, why they're buying, and how fast homes move.
On the numbers, Tullahoma is what I'd call steady rather than hot. Redfin has the median sale price at roughly $300,000 as of the most recent month reported, up modestly from a year ago, with homes taking around 67 to 78 days on the market compared to about 50 days the year before. That's a meaningful shift. Two years ago you might have needed to make a decision on a house within a week. Today you generally have room to think, get an inspection done right, and negotiate a little on price or closing costs. Sellers still have a market, it's just not the frenzy it was.
Rates are part of that story too. Freddie Mac's latest survey put the 30-year fixed mortgage at 6.69 percent, up slightly from the week before and a touch higher than this time last year. That number matters more than most people think when they're running their monthly payment math, and it's a big reason days on the market have stretched out. Buyers are still out there, but they're doing the math twice before they write an offer, and sellers who price a home realistically from day one are the ones who avoid sitting.
What keeps Tullahoma interesting to me long term is the population and job growth underneath all of it. The city's population has grown a little over 5 percent since the 2020 census, and that growth lines up with steady hiring at AEDC and the aerospace and defense contractors that have set up shop around it. Families relocating for jobs at the base, engineers coming in from Huntsville and beyond, retirees drawn to the lake and the pace here, they're all part of the same pipeline keeping demand from drying up even as rates sit above 6.5 percent.
