Why people move here
More house, more land, no state income tax.
Most of the out-of-state buyers I work with are trading a higher-cost, higher-tax state for space and a lower cost basis, while staying within reach of the Nashville job market. Bedford County sits about an hour south of Nashville: close enough to commute a few days a week or fly out of BNA, far enough that a working farm or a few acres is still a realistic budget instead of a fantasy.
Tennessee has no state income tax on wages. Property taxes here are modest. And the towns are actual towns, with squares, festivals, and people who wave.

I’m a photographer and videographer as well as a Realtor. For remote buyers that isn’t a nice-to-have; it’s the whole process.

Step 2
A short list with real video
I shoot a full walkthrough of every home worth your time — real light, every room, the street — so you can rule homes in or out from where you live.
Step 3
Live showings over FaceTime
You see what I see, ask what you'd ask in person, and I'll open the closets. If a home is worth a flight, you'll know before you book it.
Step 4
Inspections and the closing, handled
I coordinate the inspection, appraisal access, and repairs locally. Most out-of-state buyers close by mail-away or mobile notary through the title company and never have to be here until the keys.
